Prospect Live – Project Steel Housing

Join the GSLI site selection team for an in-depth project needs discussion with the Blair, CEO of Project Steel Housing, a manufacturer of single and multifamily steel frame housing and steel frame panels.

The company is looking for a site along the Gulf Coast, where natural disasters such as hurricanes are likely to occur and communities are in need of more sustainable housing for safety. Though the company is willing to look at both existing building and land options, an existing building would need to be 65,000 sq ft with room to grow to 100,000 sq ft. The project will employ around 300 people (production) by year 2.

Prospect Live – Project Quick Charge

On our latest Prospect Live webinar, GSLI talked with the COO and North America General Manager from Project Quick Charge, a European manufacturer and distributor of charging systems for electric vehicles.

The company is looking to lease an available 95,000+ sq ft facility in the Southwestern part of the U.S within the next 1-3 months. This is an incredibly fast-tracked project, so we are looking for communities that meet the exact facility and operational needs.

Communities within the geographic region of interest are encouraged to submit proposals. Non-member communities can utilize your one free lead submission if you haven’t submitted on another GSLI project within the past 12 months. GSLI is membership-based so member communities and sites are presented to our projects if opportunities are available.

Regions in Consideration: Southwestern U.S. and Nevada

The initial States of Interest: Texas and Nevada. The company is also open to New Mexico and Arizona

Prospect Live – Project Hitch

Listen to GSLI’s latest Prospect Live Webinar with Project Hitch, a Southeast manufacturer of premium trailers, storage buildings and shed solutions.

GSLI sat down with the CEO to uncover motivations and needs for the company’s facility expansion plans. The company is looking for a 20-25 acre greenfield site to construct a 160,000 sq ft facility within the next 9-12 months. The company prefers greenfield land, but they are open to an existing building for lease. The project will employ 150 people, with the potential for more as they actively scale the company’s retail footprint.

Communities capable of meeting the project’s needs, and located within the geographic states of interest, are encouraged to make a site submission. Non-members can utilize their one free lead submission if they haven’t submitted on a GSLI project within the past 12 months.

Prospect Live – Project Technical Textiles

Join GSLI for an in-depth conversation with the CEO of Project Technical Textiles, an east coast manufacturer of high-performance industrial fabrics and composites for a multitude of industries.

The company is looking for a site within 100 miles of a port, from North Carolina to Texas. Though they are open to locations outside of 100 miles,  drayage costs must be considered for longer shipping times. They are needing to find an existing 70,000-100,000 sq ft facility within the next 6-8 months. The project will employ 60+ people in 3 years and the annual payroll should reach $3.5-4.0 million after 24 months.
States In Consideration: Southwest and Southeast, specifically Texas to the Carolinas. 

Project Technical Textiles Overview:

  • Time Frame: 6-12 months
  • Looking to buy an existing building but also open to a long-term lease or lease to own.  Purchasing is preferred if they can secure low-cost financing i.e. industrial revenue bonds, etc.
  • Project Location of interest: Southeast to southwest states
  • Building or land needs?: Existing building and BTS
    • Open to considering a lease buyback. The lease must be a long-term option because of equipment moving costs. 
  • Building Specs: 70,000-100,000 sq ft
  • Land Specs: <5 acres
  • Jobs created: Y1-25, Y2-50, Y3-60+
  • 75% floor workers/25% salaried admin/technical/management
    • +/-35 hourly production 
    • +/- 5 maintenance workers
    • 4-5 production supervision
    • 5-7 salaries technical (quality/engineering)
    • 5-7 office admin (customer service, scheduling, expediting, accounting)
  • Special Location Needs: High interest in being located within 100 miles of a port (not a determining factor), a rail-served site is not important
  • Capital Investment:+/- $5,000,000
  • Annual payroll: $3.5-4.0 million after 24 months.
  • Utilities:
    • Electric: Year 1-1,200,000 Kwh, Year 2-1,600,000 Kwh, Year 3-2,000,000+ Kwh
    • Natural Gas: Year 1-50,000 dth, Year 2-75,000 dth, Year 3-100,000 dth
  • New equipment to be invested in the facility will be approx. $2-2.5m over the first year
  • Relocated equipment: $5m

Prospect Live – S2A Modular (Project Energy Homes)

In this session, GSLI’s Project Director, Brooke Edwards, and Project Manager, Ashley Kleinsorge, introduce S2A Modular (Project Energy Homes) to communities and companies around the country.

The GSLI team helped communities identify the motivations, “must-haves” and tipping points of S2A Modular’s site location strategy by asking specific questions around topics like:

  • Key motivations and goals for the 35 new facility locations by 2023
  • Key site criteria needs
  • S2A Modular’s specific proposal needs, identifying “must-haves” vs “nice-to-haves”
  • Recently announced locations and the decision making process behind them

The webinar provided an opportunity for over 40 communities to get answers directly from S2A Modular’s Chief Growth Officer, Sharon Amecua.
